
Hard work is something Tim Chaffin knows all too well.
Tim grew up in Hookstown, Pennsylvania, a working class, rural area outside of Pittsburgh, PA. His parents, both hard working individuals Originally from Kentucky, moved to the Beaver County area back in the 1950’s when his father got a job working for one of the steel mills near Pittsburgh. The work-hard mentality was something instilled in Tim’s father and in Tim, who was the youngest of five, with three sisters and one brother.
Growing up, Tim had it a little rough. His family lived in a 2 bedroom, 1 bathroom home on a small hillside farm. He was sick quite often due to allergies and asthma and missed a lot of school until the age of 13 when he started working out. The doctors office was one of his weekly hangouts along with the drug store where he would visit to get his prescriptions. But when Tim saw the health benefits he gained from working out, he grew to be extremely passionate about working out.
Since Tim had missed a lot of school due to his health issues, he didn’t catch up on his grades until late high school years. He had his try at football, basketball and baseball, all which he was just too inexperienced to catch on at a late age. Track, however was his strong point since he had been running and working out. When he graduated high school, he held several school track and field records and continued to workout into his adult life.
From there, Tim went to college at Penn State University. At this time, the steel mills were shutting down and many people were moving out of the area to find work. Since Tim had never traveled outside the tristate area, he really didn’t want to move to another state for work.
So, Tim graduated from Penn State University with a degrees in computer science and business and that’s when he got the entrepreneurial bug. He started his first business right out of high school providing Disc Jockey services. He also started several other businesses while in college and after college … a video production company and a fitness center with personal training to name a few.
Tim went on to create more streams of income and through the years, has owned and operated more than 25 successful businesses. He dedicated himself to his passion of health and fitness, made it his paycheck, and went on to be an all-natural professional body builder, earning the titles of Mr. Pittsburgh, Upper Ohio Valley and Mr. America to name a few. He finally retired from bodybuilding in 2001 due to injuries and then promoted bodybuilding and fitness competitions and continued to do personal training.
With Tim’s hard work and success, both inside and outside of the gym, he soon realized the potential to build not only physically but mentally, spiritually, socially and of course, financially. Wealth and passive income through real estate investing became the focus of Tim’s business scope.
After doing his first 4 real estate deals and then obtaining his real estate sales license in Ohio in the early 80’s, Tim teamed up with his brother, who was a licensed contractor, and formed a real estate investment company. 1985 is when Tim began investing in real estate.
Tim became a student with an international real estate education organization in 2001 and started mentoring for that company in 2003. In 2004, he became a mentor trainer. Soon after, he became the lead mentor trainer, training mentor trainers within the company, and received awards for his efforts on all levels.
In 2004, Tim and his wife Lori were inducted into the International Real Estate Hall of Fame. In 2006, Tim began teaching the Rehabbing Residential Properties class for the Elite Training students while still continuing to mentor. Other classes he’s taught for Elite include Wholesale, Foreclosure and Lease Option strategies, all of which have helped him develop multiple streams of income through the years.
Tim has had great success as a mentor and trainer and has worked with thousands of students from countries all over the world. Tim’s consistent efforts have led him to receive recognition as, ‘Mentor of the Year’ multiple times, and the ‘Commitment to Students’ Award for his dedication to help change people’s lives through real estate investing. Tim has also mentored students who have since become mentors for that same company and many who have also been inducted into the International Hall of Fame.
Tim’s trainings and traveling has made it convenient to invest in a variety of markets across the U.S. His portfolio includes or has included single family homes, multi-family units, mobile home parks, office, storage, warehouse, retail and international investing in Costa Rica and Belize. Tim enjoys mentoring students at any level, any location, from beginner to advanced, on any aspect of real estate investing.
Today, Tim continues to invest, travel the world and spend time with his wife and two kids and their families. Tim’s hard work mentality and persistency was something he engrained in his kids at an early age, too, and it has truly made all the difference. His son and daughter, both now in their thirties, have gone on to repeat Dad’s footsteps in the biz. They are both real estate investors and business owners, and have the same passion for health and wellness.
Tim is the epitome of what people hope for in a mentor, trainer, coach and father. He taught his kids to fish, instead of fishing for them, and that’s what he does for his students as well.
